Autumn 55 And Older Retirement Community In Smithfield Utah - The Autumn Retirement community in Smithfield Utah is designated for people 55 and older. The community is small with only 18 condos, but the atmosphere is like no other.

I recently had a condo listed for sale in the Autumn 55 and older retirement community, and the owner of the condo was very sad to leave.

Her son was a football coach here in town, and he got a new job out of town. They were forced to move.

She told me that the best part about the retirement community was the people. She absolutely loved her neighbors, and didn't want to move.

When you get to retirement age, one of the comforts in living in a retirement community, is the atmosphere.

The Autumn Retirement community in Smithfield, UT has that great atmosphere. The people are friendly, it sits in a quiet community away from the main roads, and all the condos are one level for easy access.

I have another condo listed in the community, and it's also my fathers condo. He loves the condo, but he lives in southern Utah, where the real estate market took a hit this year. Unfortunately he has to sell the condo, although he would prefer to hold onto it. His condo is a 2 bedroom, 2 bathroom with granite countertops, hardwood floors, and upgraded carpeting. Homes For Sale Near Lundstrom Park In Logan Utah - Lundstrom park is home to some of the best summer activities here in the Cache Valley area. If your family is into having fun then buying a home nearLundstrom Park in Logan Utah could be the right place for you.

The Lundstrom park area in Logan UT is close to Utah State University, and Logan Golf and Country Club. The area is just south of Logan Canyon, and North of the Univiersity. I have sold a lot of homes in the Lundstrom park area to college professors, college students, and investors.

They all loved the location, which is probably Lundstrom's best quality. The location is spectacular. You will be close to town, but in a small neighborhood. You are close to First Dam to go swimming, fishing, and hiking with the family in the summer months. The Lundstrom Park neighborhood sits atop a hill on the North side of the Island, which grants you some pretty stellar views. I took some pictures today of a few of those views.

This is a view of the Logan River that can be seen from a top the hill near Lundstrom Park. Right below the park, you can see First Dam, which is the source of electricity for many Logan residents. The dam creates a small lake that is a great place to take the family for picnics, reunions, and to view local wildlife.

Selling A Cache Valley Utah Home - I just recieved a phone call from a previous client. They asked me what it would take to sell their home here in Cache Valley. I told them all I had to do was put my sign in their yard! They laughed, and I giggled, but in all seriousness, what does it really take to sell a home today?

There are many factors in selling a home, some simple, others a science, but I can guarantee you it's more then just putting a sign in the yard. You can ask anyone who has tried to sell their home by owner here inCache Valley. The ones that just put a sign in the yard, are the same ones calling me 3 months later asking me to list their home. So, how would I sell your home? I thought you would never ask!

10 Steps To Selling Your Cache Valley Utah Home

Step 1. Call me (435-213-9335) it's easy, but I can't get your home sold if I don't know you want me to.

Step 2. Let me take a good look at your home. You should probably clean it up, and make sure your yard is well manucured.

Step 3. I will advise you on staging your home to sell, improvements to de-personalize such as new paint, remove photos, de clutter etc.

Step 4. I will put together a market analysis. I will compare homes in your area that have sold, and give you a pricing range to consider.

Step 5. Decide where you want to price your home. After your decision, I will let you know what market that price will put you in. There are 2 real estate markets at any given time. They are as follows:

  • The market of homes that are auctually in the Market.
  • The market of homes that are listed to sell, but are priced to sit.
Step 6. Explain what market you will be in based on the price you want to list your home. If you are in the sellers market, we move forward. If you are in the sitting market, I will educate you on the downfalls of listing behind the market.

Step 7. Marketing, exposure, contact my database, inform my sphere of influence, contact local Cache Valley Agents, web sites, blogging multiple sites, free professional virtual tour, open houses, setup your home for REALTOR(R) tour with free food, inform neighbors, and soooooo much more.

Step 8. Follow up with showings, talk to agents about the condition and price of your home, give you honest feedback, and if something needs to be fixed, I have many resources to get it done.

Step 9. Find a buyer, negotiate an offer, and get your home sold.

Step 10. Meet you at the closing table, with a gift, and smile on my face. :)
